Electrical Preventive Maintenance or EPM



Home owners and businesses of all types from small business in Des Moines and Burien to Large industrial complexes in Seattle all have one thing in common and that is a dependable flow of electricity. When the electricity doesn’t flow the work stops and major income can be lost at this stage.


Most people don’t bother with electrical maintenance and tend to be reactive in nature rather than taking a proactive stance on their electrical equipment or systems.


An example of this, is a machine stopped working in a small shop that manufactures airplane parts, the shop is highly dependent on this machine manufacturing X number of parts per day in order to be profitable. The employee goes to the electrical panel to investigate the issue and he flips back and forth the breaker and was not able to diagnose the problem on his own. 


The next step, he calls his manager and the manager looks at the problem and realizes that it is beyond his comprehension, so he calls an electrician. The electrician comes out and determines there was a loose wire on the breaker and that the circuit has been re-torqued to the manufactures label and was working now. 


After the electrician had left, the employee turns on the machine and the machine refused to start, the employee was quick to blame the issue on the electrician and the electrician was called back. The electrician stated that when he left, the circuit was tested and was operational, upon further inspection the electrician determined that the machines wiring had been compromised.


The electrician stated to the employee that the root of the problem was a loose lug on the breaker and poor maintenance of the electrical system and that it was neglect that caused an over voltage condition that contributed to the failure and that was the real reason the machine no longer operates.  


This particular shop ended up being tens of thousands of dollars in debt and suffered serious time loss and when asked, when was the last time you had general maintenance performed on your electrical system? The reply was simple, I don’t remember.
