Project estimates are free. Paid service and troubleshooting visits start at $275 for the first hour with our standard two-person team. Materials, permits, and taxes are separate. See service rates and what is included.

Finding the cause in an older Burien home
In his published review, Shane described two basement lighting circuits that stopped working while the outlets still worked. Benchmark traced the fault to a detached neutral in the attic wiring and explained the repair.
That visit resolved a lighting circuit fault. A wider rewiring recommendation would depend on the condition of the remaining system.
Older homes need a closer look
A newer panel does not establish that the wiring throughout the house has been replaced. Older homes can contain active knob-and-tube, later cable, ungrounded circuits, and connections left by earlier remodels.

From your first question to a clear electrical scope
1. Tell us about the home
Send your city, the symptoms or planned project, helpful photos, and any inspection report. We’ll discuss the appropriate appointment and any service fees.
2. Review the system
We evaluate the relevant wiring, equipment, capacity, and access. Concealed conditions may require further investigation.
3. Compare the options
Your proposal explains the recommended work, what is included, what is excluded, and the access and finish-repair responsibilities.
4. Complete the agreed work
We plan the electrical installation, applicable permits and inspections, and explain any changes if hidden conditions affect the scope.

Edward is Benchmark’s owner and president, a Master journeyman electrician with more than 30 years of electrical experience. Benchmark Home Services Inc. was established in 2019.
His background includes industrial controls and commercial electrical work. Today, Benchmark focuses on helping homeowners understand and improve their residential electrical systems.
